Rental Configurations
Some villas can be rented in more than one way. A 10-bedroom estate might be available as the whole house, as a 6-bedroom villa, or as a 4-bedroom villa. A duplex might rent as the full property or as the upstairs unit alone. Rental configurations let you set up each layout as its own bookable listing on the same property. They share the building but have their own rates and channel listing.
Rental configurations are different from Multi-Unit Properties. Multi-unit is for complexes with independent units. Rental configurations are for one villa sold in overlapping ways, where the same bedrooms appear in more than one layout.
When to Use Rental Configurations
Use them when:
- The same bedrooms can be sold in different combinations.
- Each combination should appear on the OTAs as its own listing with its own price.
- Booking one layout should close the layouts that share its bedrooms.
Don't use them when:
- The units are independent, with no shared bedrooms. Use Multi-Unit Properties instead.
- You only ever rent the property as a whole.
Turning On Configurations
Set up the property's bedrooms first, in the Bedroom Configuration card on the Property tab. Each bedroom there becomes a building block for your layouts.
- Open the property and go to the Configurations tab.
- Turn on This property has multiple rental configurations.
- Click Add Configuration.
The Configurations tab is hidden on multi-unit properties. The two features solve different problems and can't be combined.
Adding a Configuration
Each configuration is a card with these fields:

| Configuration Name | A clear label for the layout, such as "4-Bedroom Villa" or "Full Estate". |
| Max Guests | The maximum occupancy for this layout. |
| Select Bedrooms | Check the property's bedrooms that belong to this layout. The card shows the bedroom count. |
To save new or changed configurations, click Update Property in the bar at the bottom of the page. To remove a configuration, click Remove on its card, then Update Property.
If the property has no bedrooms yet, the card says "Add bedrooms in the Property tab first."
Per-Configuration Rates
Configurations don't share rates. Each saved configuration card has a Season Rates section:
- Click Season Rates on the configuration's card to open it.
- For each season, enter the Nightly Rate, and if you need them, Min Stay and Max Stay.
- Each value saves when you leave the field.
The seasons come from your season templates in Rates & Pricing. You don't re-enter date ranges per configuration. If no season templates exist yet, the section says so. A new configuration shows "Save the property to set season rates for this configuration." until you click Update Property.
Channel Sync and Availability Blocking
Each configuration goes to distribution channels as its own listing. To an OTA, a property with three configurations looks like three listings.
Because configurations share bedrooms, a booking on one of them closes the dates on every other configuration that uses any of those bedrooms. The card on the tab reminds you: "When a configuration is booked, other configurations that would leave unbookable bedroom remainders are automatically blocked."
For example, with:
- "Full House": bedrooms 1 to 5
- "Main Villa": bedrooms 2 to 5
- "Studio": bedroom 1
A booking on Full House closes Main Villa and Studio for those nights. A booking on Studio closes Full House, because they share bedroom 1, but leaves Main Villa open.
This happens automatically whenever a booking is created or cancelled.
Bookings
When a guest books through a channel, the booking is recorded against the configuration they chose, so your team knows which bedrooms to prepare.
Common Questions
Can two configurations use the same bedrooms? Yes. One could be "Full House" with bedrooms 1 to 5 and another "Full House (Pet Friendly)" with the same bedrooms and a different rate. A booking on either closes both.
Can a configuration be paused without deleting it? Not from this tab. The tab has no on/off switch per configuration. Removing a configuration deletes it.
Do configurations have their own amenities or photos? No. Every configuration shares the property's amenities and photos.
Can a property be both multi-unit and have rental configurations? No. Choose multi-unit for a complex of distinct units, and rental configurations for one villa with overlapping layouts.
