Multi-Unit Properties
A multi-unit property is one complex with several rentable units, such as a condo building with four identical ocean-view apartments or an aparthotel with studios and two-bedroom suites. Argonautas models it as one property with one or more unit types. Each unit type is a group of similar units that share a layout, amenities, and pricing.
When to Use Multi-Unit vs. Separate Properties
Use multi-unit when the units are in the same complex and you want shared amenities, one listing per unit type, and count-based availability.
Create separate properties when each unit has its own identity, rates, and photos and should be listed on its own.
| Multi-Unit Property | Separate Properties | |
|---|---|---|
| Physical setup | One complex, several similar units | Distinct villas or standalone units |
| Channel listings | One listing per unit type | One listing per property |
| Availability sync | Count-based (for example, 3 of 4 open) | Open or closed |
| Shared amenities | Set once for the complex | Each property sets its own |
| Rates | Set per unit type | Set per property |
If one villa can be sold in overlapping layouts (the whole house, or only some of its bedrooms), use Rental Configurations instead.
Turning On Multi-Unit
You can turn it on when you create the property, or later:
- Open the property's edit page.
- On the Property tab, in the Basic Information card, turn on Multi-Unit Property.
- Click Update Property.
When multi-unit is on:
- The capacity row (bedrooms, bathrooms, half baths, max guests, living space) is hidden. You set these per unit type.
- A Unit Types table appears in the same card.
- The Configurations tab is hidden.
Unit Types
A unit type is a group of units with the same layout. For example, "Garden Suite" might stand for 3 identical units, each with 2 bedrooms and 2 bathrooms.
Adding a Unit Type
Set the property's address and map location first. New units copy them (see Location Inheritance).
- Click Add Unit Type in the Unit Types table.
- Fill in the fields below.
- Click Add Unit Type at the bottom of the dialog.
| Field | Description |
|---|---|
| Name | The unit type name, such as "Studio" or "2-Bedroom Suite". Required. |
| Description | An internal description of this unit type. |
| Bedrooms | Bedrooms per unit. |
| Bathrooms | Full bathrooms per unit. |
| Half Baths | Half bathrooms per unit. |
| Max Guests | Maximum occupancy per unit. |
| Base Guests | Guests included in the base rate. Extra-guest fees apply above this number. |
| Number of Units | How many units of this type the complex has. The minimum is 1. |
| Living Space | Floor area per unit, in sq ft or sq m. |
Argonautas creates the individual units for you, based on the number you entered.
Editing or Deleting a Unit Type
Click the ⋯ button on a unit type's row to open Edit Unit Type. You can change every field, including the number of units, then click Save. To remove the unit type, click Delete in the same dialog.
Managing Individual Units
Click a unit type's row to expand it and see its units. For each unit you can:
- Open it: click the unit name to open that unit's own edit page, where you set its description, photos, amenities, and more.
- Rename it: hover the row and click the pencil icon, type the new name, and press Enter or click away.
- Use the ⋯ menu: Edit opens the unit's edit page. Copy to All [unit type] copies this unit's description, photos, amenities, and bedroom setup to every other unit of the same type. It appears only when the type has more than one unit.
- Set its status: Active or Maintenance. A unit in maintenance is not bookable.
A unit's edit page links back to its parent property. Its calendar is read-only there, because availability is managed on the parent.
Location Inheritance
New units copy the parent property's address, city, country, map coordinates, and check-in and check-out times when they are created. If the parent has no address or map location yet, the Unit Types table shows "Set your property address and coordinates first — new units will inherit them."
Amenities
The Amenities tab of a multi-unit property has sub-tabs:
- Shared: amenities for the whole complex, such as the pool, parking, or gym. They apply to every unit.
- One sub-tab per unit type: amenities specific to that type, such as a private plunge pool or a full kitchen.
On this tab each click saves straight away.
Pricing
The Pricing tab has one sub-tab per unit type, with that type's base nightly rate. If a unit type has no units yet, the tab says "No rate template available — add at least one unit to enable pricing." Fees, add-ons, and payment terms are not shown on this tab for multi-unit properties.
Channel Sync
When the property is connected to a distribution channel, each unit type is sent as its own room type. Availability is sent as a count. If 3 of 4 Garden Suites are active and free on a date, the channel sees 3 available.
Channel mappings for a unit type are created when you save the unit type. You don't set up each unit type by hand.
Common Questions
Can I take one unit out of service without affecting the others? Yes. Expand the unit type, find the unit, and set it to Maintenance. The other units stay bookable.
Can a unit type have 0 units? No. The minimum is 1. To pause a whole unit type, set each of its units to Maintenance.
What happens if I turn off multi-unit? Argonautas asks you to confirm first. Turning it off permanently deletes all unit types, their units, the channel room-type mappings, and their rate data. It cannot be undone.
