Maintenance Guide
Keeping villas in top condition requires a system for tracking repairs, scheduling upkeep, and understanding where your maintenance budget is going. Argonautas's maintenance module provides tools for managing maintenance work across your properties.
Current State
Tasks are the primary tool for tracking maintenance work today. Use tasks to document issues, assign them to staff, track completion, and upload photos. See Task Management for a full guide.
Work Orders are in development. The work order module (designed to track costs, vendor assignments, and the full repair lifecycle) is not yet available in the UI. See Work Orders for what's planned.
Maintenance Categories
When creating tasks for maintenance work, use consistent categories in the task title or description to make filtering and reporting meaningful. The categories below align with what the work order module will use when it ships:

| Plumbing | Leaks, clogs, water heater issues, pipe repairs, fixture replacements. |
| Electrical | Outlets, wiring, breaker problems, lighting fixtures, generator maintenance. |
| HVAC | Air conditioning, fans, ventilation, filter changes, refrigerant checks. |
| Appliances | Kitchen appliances, washer/dryer, entertainment systems. |
| Structural | Roofing, walls, foundations, doors, windows, decks, railings. |
| Grounds | Landscaping, irrigation, fencing, driveways, exterior lighting. |
| Pool & Spa | Pump and filter service, chemical balance, surface cleaning, equipment repair. |
| General | Anything that does not fit neatly into another category. |
Priority Levels
| Priority | Response Expectation | Example |
|---|---|---|
| Low | Schedule when convenient, no guest impact. | Touch up exterior paint on garden wall. |
| Medium | Complete within a few days. | Replace worn weather stripping on front door. |
| High | Address within 24 hours. Guest comfort may be affected. | A/C unit not cooling properly during occupied stay. |
| Urgent | Immediate response required. Safety or habitability issue. | Electrical short tripping breaker repeatedly; gas smell. |
