Performance KPIs

Key Performance Indicators (KPIs) provide a snapshot of your property portfolio's health. Argonautas tracks the metrics that matter most for vacation rental management.

Core Metrics

Occupancy Rate

Occupancy Rate = Booked Nights / Available Nights × 100%
  • Good: 60--75% (varies by season and market).
  • Excellent: 75%+ consistently.
  • Excludes owner stays and maintenance blocks from available nights.

Average Daily Rate (ADR)

ADR = Total Accommodation Revenue / Total Booked Nights
  • Measures the average price per booked night.
  • Compare against competitors and market data.
  • Rising ADR with stable occupancy indicates strong demand.

Revenue Per Available Night (RevPAN)

RevPAN = Total Revenue / Total Available Nights
  • The most comprehensive metric -- combines pricing and occupancy.
  • Use to compare properties of different sizes and price points.
  • A property with $200 ADR at 80% occupancy outperforms one with $300 ADR at 50%.

Booking Lead Time

Lead Time = Booking Creation Date - Check-In Date (in days)
  • Short lead time (< 14 days): Suggests last-minute demand. Consider dynamic pricing.
  • Long lead time (> 60 days): Indicates advance planning. Rates may be too low if all inventory books early.
  • Average lead time by season helps predict when to adjust pricing.

Cancellation Rate

Cancellation Rate = Cancelled Bookings / Total Bookings × 100%
  • Healthy: Under 10%.
  • Concerning: Above 20%.
  • High cancellation rates may indicate overpricing, policy issues, or listing inaccuracies.

The main dashboard displays four KPI cards:

Comparing Properties

Use the property comparison view in Reports:

  1. Select 2--5 properties to compare.
  2. Choose the time period.
  3. View side-by-side metrics: occupancy, ADR, RevPAN, revenue.

This helps identify underperformers and understand what top performers are doing differently.

Setting Targets

Use historical data to set realistic targets:

  1. Review last year's performance for the same period.
  2. Account for market changes (new competition, improved marketing).
  3. Set targets for occupancy, ADR, and RevPAN.
  4. Track progress monthly.
